Terms of service

Effective October 1, 2026 · Your First Coast Real Estate LLC

The short version. You pay for an analysis and a written plan, delivered on a clock that starts when I have what I need. I don’t promise a revenue outcome, and what you implement is your decision. If you cancel early, you get your money back as described below.

Who you are working with

Services are provided by Your First Coast Real Estate LLC, a Florida real estate brokerage (license CQ1071541), and performed by Catie Weide, Florida real estate broker (license BK3554152). “I” and “me” below mean the business; “you” means the person who books and pays.

You don’t have to be the owner. A property manager or another representative may book, as long as they have the owner’s authority to engage this service for the property.

The two services

Listing Review

A remote review of your listing against up to ten direct competitors, delivered as a written review with a rewrite you can paste in, followed by a 30-minute results call. $295 introductory flat fee for properties up to four bedrooms.

Property Audit

Everything in the Listing Review, plus an on-site walk-through of the property and its operations, delivered as a written, prioritized action plan, followed by a 30-minute results call. Introductory pricing starts at $495 for two bedrooms, plus $150 for each additional bedroom. Larger or more complex properties are quoted individually before booking.

Introductory rates apply to the first five properties. The rate shown when you pay is the rate you pay.

When you receive it

  • Listing Review: within 7 days of receiving your completed intake form.
  • Property Audit: within 10 days of the site visit.

The clock starts when I have what the work depends on, not at payment, because a visit can’t be scheduled until the property is free.

The site visit

  • The property must be empty on the visit day: no guests, and not a turnover day. Please block the date on your booking calendar as soon as it’s set.
  • I walk the property on my own, the way a guest arrives. We talk either at the property near the end of the visit or by phone the same day; you choose.
  • Access codes are exchanged by text on the day, never through the intake form.
  • Travel fee: properties more than 20 miles from my home base carry a flat $75 travel fee. I confirm it on the fit call before you book, and it appears as its own line on your invoice. The Listing Review never carries a travel fee.

The results call

The results call is where questions get answered: anything in the plan you want clarified, sequenced differently, or explained in more depth. The written plan itself is final once delivered.

The 30-minute results call takes place within 30 days of delivery. I’ll offer times up to three times; a cancellation or no-show uses one of those attempts. When the 30-day window closes, the engagement is complete.

Cancellations, rescheduling, and refunds

  • Listing Review: full refund if you cancel before submitting your intake form.
  • Property Audit: full refund if you cancel more than 48 hours before the scheduled visit; 50% refund if you cancel within 48 hours of it.
  • You may reschedule the site visit once at no charge.
  • Upgrade credit: if you start with the Listing Review and book the Property Audit within 60 days, the full $295 is credited toward the Audit.

To cancel or reschedule, email catie@yourfirstcoast.com. Refunds go back to the original payment method through Stripe.

What the audit is, and isn’t

  • It is a professional analysis and a set of recommendations. It is not a guarantee of bookings, revenue, ratings, or any other outcome.
  • Whether, when, and how to act on any recommendation is your decision. Cost ranges in the plan are estimates.
  • It is not a home inspection, appraisal, engineering assessment, or legal, tax, or insurance advice. Where a finding needs one of those professionals, the plan says so.
  • Market figures I cite come from named third-party sources with their dates, and describe the market rather than your property.
  • The audit is a consulting service. It does not create a brokerage relationship of any kind — single agent, transaction broker, or otherwise — for the purchase, sale, or lease of any property. If you later want help buying or selling, that would require a separate written agreement and the disclosures Florida law requires.
  • The audit does not include carrying out the recommendations. Implementation, project management, or co-hosting are separate services, quoted and agreed in writing before any work begins, and are not covered by these terms.
  • The audit is not an appraisal, broker price opinion, or comparative market analysis, and nothing in it is an opinion of the property’s market value.

Photographs

I photograph the property during the visit. Photos are kept as a record of the property’s condition on that date. They are published only if you give written permission at intake, and never with the owner’s name or anything that identifies the property.

Payment

Payment is taken through Stripe, by payment link or invoice. I never see or store your card number. A numbered PDF invoice is available for your records.

Limitation of liability

To the fullest extent permitted by law, my total liability to you for any claim arising from or relating to any service, under any legal theory, is limited to the amount you paid for the service the claim relates to. I am not liable for indirect, incidental, or consequential damages, including lost bookings, revenue, or profits. By booking, you agree to this limit.

This limit does not apply where Florida law does not allow liability to be limited.

Disputes, governing law, and venue

Before filing any claim, you agree to email catie@yourfirstcoast.com a written description of the issue and allow 30 days to resolve it informally. Most concerns are settled by a conversation.

If the issue isn’t resolved within those 30 days, either of us may request mediation. Mediation will take place in Duval County, Florida (or by video if we both agree), with a mutually agreed mediator, and its cost will be split equally. Neither of us will file a lawsuit until mediation has been attempted in good faith.

If mediation does not resolve the dispute, either of us may bring a claim in small claims court, or in the other state courts located in Duval County, Florida. Both parties consent to that venue. These terms are governed by the laws of the State of Florida.

If any part of these terms is found unenforceable, the rest remains in effect.

Changes and questions

If these terms change, the new version applies to bookings made after the effective date shown above. The terms in effect when you paid govern your engagement. Questions: catie@yourfirstcoast.com or 904-612-1787.
