Ways to work with me

Start where your rental is.

Some owners need a sharper listing. Some need the house itself to work harder. Some are about to launch, and some want the day-to-day off their plate.

Pick the service that sounds like what your property needs most today. Not sure which one is the best fit for you and your property? Start with a 15-minute fit call. I will tell you right away how (and if) I can help your property perform better.

How can I help you?

01

Improve my existing listing

You’re here ifthe house is good but bookings are slow.

Full details on the review
  1. Listing Review

    $295
    Remote

I view your listing the way a guest does, dive into the highest-performing homes they’re comparing your property to, and hand you a written rewrite you can paste in.

    • Photo order, title, description, and amenity tagging
    • Rate structure, fees, and minimum stays
    • 30-minute call to walk through it

Flat fee for up to four bedrooms. Delivered within seven days of your intake form.

  2. Listing Implementation

    $495
Recommended next step · Billed separately

Once your review is delivered, you give me editing access and I make every change myself, set up for how each platform actually works.

    • Airbnb and Vrbo, each optimized on its own terms
    • Titles and descriptions, photo order, captions, scheduled messages, and platform settings
    • Completed within three business days of editing access

    Other platforms quoted separately.

See the walk-through
  1. Property Audit

    From $495
    On-site

Everything in the Listing Review, plus I walk the house the way your guest does and tell you what to fix first, and what to leave alone.

    • On-site, room-by-room analysis for the truest guest experience
    • Prioritized action plan with cost tiers
    • Operations and turnover findings

$495 for up to two bedrooms, plus $150 for each additional bedroom. Plan delivered within ten days of the visit. A flat $75 travel fee applies more than 20 miles out.

  2. Design & Furnishing

    $750per room
    Design board and shopping list

When a room needs more than a tweak, I design it for how guests actually use the space, not how it photographs once.

    • A design board showing the concept for the room
    • A shopping list of pieces chosen to survive turnovers
    • Optional upgrade: I buy, receive, and install everything for you

If I purchase, receive, and install the furniture, an additional cost of $150/hour applies on the day of installation. Furniture must be installed within 2 weeks of receipt or additional storage costs will apply. Furniture cost is always billed separately from the design fee.

Before you choose

A few things worth knowing.

“From” means where the quote starts.

Size, location, and complexity move the cost. You’ll have the final price in writing before you pay anything.

A review is not a sales pitch.

The Listing Review and Property Audit stand on their own. They end when the plan is delivered and discussed. If you want more help later, simply ask and we can discuss further. No pressure.

You can start small.

A Listing Review is about the cost of staying 1 night at the beach. That report gives you the tools to completely change how guests see your property. If I don’t think I can make a major impact on the performance of your property, I will tell you so before you invest in any of my services.

Where I work.

Jacksonville Beaches and Ponte Vedra Beach are where I’ve lived and helped vacation rental owners the most. I also work across Northeast Florida, including St. Augustine and Amelia Island. My remote services work wherever you are.

  • DesignerEight properties bought, designed, and renovated.
  • BrokerFlorida REALTOR®, broker license BK3554152.

The next step

One call to start making your property work harder for you

Schedule 15 minutes on your property, and we’ll know which service is the right one, or whether you need any of them at all.

Most owners know something’s off before they know exactly what.
That’s a fine place to start.
